When you bring me on, you stop being the one who gets the call at 11 p.m. on a Sunday. That call comes to me.
I handle it. I document it. I notify you after the fact, not in the middle of the night, asking you to make a decision.
You also get an honest conversation when something is not working. If your rent price is too high, I will tell you. If a tenant is not the right fit, I will say so before they sign, not after.

Before I started Dream Property Management, I worked in property management for other companies. What I saw at that time was not acceptable to me.
Owners were being pressured to violate the rules. Tenants were being pushed out without proper notice. Properties were falling apart because nobody in charge was willing to do the work properly. I was asked to be part of that, and I refused.
I walked away and started this company with $500 left in my account. That was over 20 years ago.
I am not telling you that story to impress you. I am telling you because it explains how I operate. I did not build this business by cutting corners. I built it by being the person owners could actually count on.

I do not take on every property owner who calls.. If an owner wants sign-off on every repair, refuses to invest in basic maintenance, or expects top-dollar rent on a property that is not priced realistically, I will tell them I am not the right fit.
That selectivity is what makes this work for the owners who do choose to work with me.
When I take on your property, I am fully committed to it. I am not spread across 500 doors with a junior coordinator handling your calls. You get me, my team, and a management approach that treats your property like it matters.
My best clients maintain their properties, communicate openly, and trust me to make the day-to-day decisions. They hear from me when something needs their input, not when every small thing comes up.

I carry full liability insurance and WSIB coverage for all on-site work carried out under the Dream Property Management name. You are not exposed when something goes wrong on your property during a maintenance visit or inspection.
I use Buildium as the portfolio management platform for all managed properties. Every owner gets 24/7 live access to their portfolio, including rent payment status, maintenance records, balance sheets, and
inspection reports.
