Once a lease is signed, you are bound by it. Ontario law requires the Standard Lease, and if someone created their own version instead, that is where the problems start at the LTB.

You can add clauses to the Standard Lease, but they cannot conflict with what the LTB already governs. The only thing that can override LTB rules is your condo corporation’s rules, if that applies to your unit.

One thing most owners do not realize: when you sell, the lease travels with the tenant. You cannot issue a new lease under the LTB just because the property changed hands.
