You don’t need a full property management contract to access professional home maintenance services. If you self-manage but need boots on the ground in Sarnia, DPM’s check-in and maintenance service keeps your property documented, maintained, and compliant.
This service is for rental property owners in Sarnia and Lambton County who handle their own day-to-day management but need someone on the ground to catch what they can’t see from a distance.
When you’re not physically at your property, you’re relying on secondhand information. That’s where things go wrong. Without a regular home maintenance plan, a furnace nearing the end of its life, a dryer vent that should be metal but isn’t, or a smoke detector with a dead battery will all eventually cost more than the inspection would have.
Insurance companies know this. Many policies require documented proof of specific safety items, including smoke detectors in required areas, proper dryer venting, and fire extinguishers. Without that documentation, you may not be covered when you need to be.
Tenant repair claims are also worth verifying before money gets spent. A claim that the dryer is broken may be a tenant wanting a new one. A report of water throughout the basement may be far less severe than described. An independent inspection confirms the facts.

Every visit is a documented inspection covering all key areas of your property. Our home maintenance and repair services include:
You receive a written report by email the same day. For clients that are under contract, standard maintenance will be done at the time of inspection, and the owner will be billed for materials and labor. If we identify anything that needs to be repaired, we include a recommendation, as well as estimates. Repairs can be coordinated through DPM with your sign-off before work begins.
For self-managing owners who wish to partner with us, a standard base rate applies in addition to materials and labor.
When something goes wrong at your property, you shouldn’t have to scramble to find out what happened or who to call. If a vital service fails, such as heat, hydro, water, or hot water we can respond on your behalf and have a plan in place the same day. Air conditioning is not a vital service, despite what many tenants assume.
We document every response and notify you the same day. That paper trail protects you if a tenant ever files a claim.
We talk through your property, your situation, and how often you want check-ins. We can also build a proactive home maintenance plan based on the property’s age and condition.
We visit the property, complete the full inspection checklist, and photograph anything flagged. You receive the written report the same day.
If anything needs attention, you hear about it immediately with a clear recommendation and cost estimate. Nothing gets actioned above $500 without your approval.
No, in-house maintenance and check-ins are available as a standalone service for self-managing owners. You don’t need a property management contract to book an inspection or have us coordinate a repair. There is a standard fee for these services.
Most self-managing owners with out-of-town properties schedule two to four check-ins per year. Your insurance policy may also specify a minimum frequency, so it’s worth confirming your coverage requirements before deciding.
Under Ontario’s Residential Tenancies Act, an owner is entitled to enter the unit for inspection with 24 hours’ written notice. We handle the notice and coordinate the visit on your behalf.
A check-in is a regularly scheduled visit to document the property’s condition and flag anything that needs attention. A full inspection is more detailed and typically done at move-in, move-out, or before a sale. We do both.
Whether you need a one-time inspection or ongoing home maintenance and repairs coordination, we can help. Call to talk through what level of check-in service makes
sense for your property.
